DEPOSITS/REFUNDS/CANCELLATIONS and CHANGES:

• A THREE night deposit by credit card is due at the time of booking. Credit card will not be run until 24 hours later to allow for Air Bookings.
• Remainder of the stay is due 14 days prior to Arrival. Holiday Bookings are to be paid in full 45 days prior to arrival.
• Deposits are refundable until 30 days before arrival. If a specific Villa is requested such as a specific condo number, a refund will not be made upon cancellation. If a grade of Villa is reserved such as Ocean View or Ocean Front the deposit is refundable.
  
  

REFUNDS:

Low Season:
If a specific Condo is not reserved, a full refund, less credit card charges of 4%, will be provided if cancelled in writing 14 days prior to check-in and a specific condo is not reserved or the lower non-refundable rate is not chosen.

High Season & Holiday Season:
A full refund, less credit card charges of 4%, will be provided if cancelled in writing 30 days prior to check-in and a specific condo is not reserved or the lower non-refundable rate is not chosen.

Holiday Bookings:
A full refund, less credit card charges of 4%, will be provided if cancelled in writing 45 days prior to arrival / 7 nights deposit kept if cancelled less than 45 days prior to arrival.

Summer and Shoulder Bookings:
1 night deposit required, 1 night deposit kept if cancelled less than 14 days prior to arrival.

NON REFUNDABLE RATE
The deposit is non refundable if, at any time, you are booking a specific Condo.

Hurricanes:
In case of Hurricane (as defined by the United States National Weather Service), there will be no refund but guests may reschedule at the advertised rate within 12 months.
